Foreclosure Specialist
Summary
The Foreclosure Specialist plays a pivotal role in foreclosure department processes by focusing on precision and compliance. They conduct thorough equity and credit analyses, maintain meticulous documentation, and engage professionally with other departments. Moreover, they actively contribute to team efficiency initiatives and participate in foreclosure file system optimization.
Essential Functions
- Maintains current foreclosure status of assigned accounts processing foreclosure cases accurately and timely
- Perform equity analysis on a loan level basis
- Analyze credit profile, loan history, customer financial situation, and available assets
- Comply with federal, state, and local laws and regulations
- Responsible for thorough and accurate documentation in company’s collections systems
- State-specific research, review loan documents relating to origination and foreclosure, and prepare loans for referral to various attorneys
- Review title report and perform Lien verification task
- Specialist may also be expected to attend meetings and conference calls, evaluate team processes to enhance efficiency, and help restructure the foreclosure file system
Qualifications and Skills
- Associate’s degree in relevant field or equivalent related work experience is required
- High School Diploma or GED required
- Experience working with Microsoft Office Suite (Word, Excel, PowerPoint, Outlook, and Access) required
- Prior Mortgage Collections experience preferred
- Prior Foreclosure experience preferred
- Lien verification / Title experience preferred
- Ability to articulate and understand the concepts of a Mortgage, Deed of Trust, Assignment of Mortgage, Title Insurance, Note, and Note Endorsement preferred
- Strong research and analytical skills
- Excellent problem solving and critical thinking skills
- Self-motivated with strong attention to detail
- Ability to multi-task and perform quality work in a fast-paced environment
- Articulate and professional in all communications
- Bilingual (English and Spanish) skills a plus
- Must be able to pass a criminal background check & drug screen to client-required standards

Work Environment
This job operates in a hybrid setting, splitting time between professional office environment and remote home office set up. In both scenarios, this role routinely uses standard office equipment, including electronic keyboard, mouse, and telephone.
- Office Call Center: When in the office, the environment is a typical call center within a professional office setting. This includes working alongside other team members in a structured setting, which may involve background noise and the necessity for cooperative and coordinated team interactions.
- Remote Home Office: When working remotely, the employee is expected to maintain a dedicated and quiet workspace free from distractions, mirroring the professional standards of the call center environment. Employees must ensure a reliable internet connection and the capability to securely access company systems.
Both environments require the ability to maintain high productivity and consistent communication standards. The company may provide specific guidelines on the home office setup to ensure compliance with security and performance requirements.
